We're the only estate agent to focus exclusively on the postcodes W12, W4, W6 and W14. Not only do we know their maze of streets and properties like the back of our hand. We also keep track of those trends and issues that have such huge implications for clients. Whether it's the impact of a new tube station, the subtle gentrification of a Victorian terraced street, or even a major planning application in the offing, we're on top of what's happening - or about to happen.

No substitute for ...

We also know what has happened. That's because our two founding partners, Paul Jorgensen and Richard Turner, cut their teeth in west and south west London. Finally, all those formative years conducting valuations, talking to landlords and advising on investment purchases have a clear purpose: helping you make the best informed decision you can.

From the heart

We'll be honest: our entire team loves Shepherds Bush and the surrounding area. If extolling transport links or the latest gastropub has helped with the odd sale, the real point is we take genuine delight sharing our enthusiasm with potential buyers or tenants. So often, we find the rapport we create pays dividends.

Communication is key

There's no getting away from it: buying, selling or renting out a home can be stressful, and the root of so much worry is lack of information. That's why we don't just offer unrivalled office hours - from 9am to 7pm, Monday to Friday, and until 5pm on Saturday - but we also provide a structured weekly feedback service for both sales and lettings. That way, you're fully up to speed, and the whole process is as swift as can be.


Decent exposure

Clients need to know their property is getting the exposure it deserves, and they need to know it's aimed at the right people. Judging by our results, we reckon our marketing is spot on.

Informed flair, sustained endeavour

Some of this is because we're an independent partner-led company, where the experience of each individual really does boost the creativity of our campaigns. But a lot also comes down to hard work. So every property receives a detailed floorplan, a virtual online tour using extensive colour photography, and compelling but succinct written details.

Right place, right time

We apply similar rigour to advertising. It means we constantly reassess where best to advertise online (current favourites include the portals Rightmove, FindaProperty, Propertyfinder and Primelocation), and also offline. Print magazines we use include WestSide which reaches about 47,000 west London addresses, and Move to London, delivered to some 35,000.

How else?

We also e-mail prospective clients of any properties we think they might be interested in, using our regularly refreshed database. And, of course, we display particulars in our office window which looks out onto one of W12's busiest streets.

Tweaking by numbers ...

We strive to measure the effectiveness of all our marketing. After all, the media landscape changes constantly and we want to use resources wisely. That's why we keep an eye on which property portal sends us the most visitors, for example, and monitor how people behave on our own web site. The data means we can make small quick changes to maximise accuracy and targeting.

... but remaining human

Numbers don't count for everything, of course. They cannot measure the helpfulness of our consultants who attend every viewing, or the distinctiveness of our advertising boards which so many passers-by seem to notice. For them, we have to rely on our own conviction - plus the odd bit of glowing customer feedback.

Well, our membership of four professionally accredited bodies should help: The National Association of Estate Agents (NAEA), The National Approved Letting Scheme (NALS), The Office of Fair Trading (OFT), and The UK Ombudsman Scheme for Estate Agents (OEA). Together, they guarantee standards of quality and professionalism sadly lacking in some corners of our industry.
